Project overview

Sheffield City Council's £470 million 'Heart of the City' initiative emphasised both modern developments and the preservation of historical buildings.

The renovation of the Grade II listed building complex ‘Leah’s Yard’, was one such project.

Constructed in the early 19th century, the once thriving ‘Little Mesters’ workshops fell into disrepair and Leah’s Yard has been left unoccupied for more than two decades.

Eastwood’s services

Eastwood were appointed as Civil and Structural Design Engineers at Stage 3 of the project.

Engineering services:

  • Superstructure design including façade retention
  • Foundation and retaining wall design
  • Below-ground drainage plan

Challenges and Solutions

Eastwood worked closely with the wider team to ensure solutions were found to the various design challenges posed by this Grade II listed site:

  • Façade retention: The rear of the building was demolished, with the façade retained in place during the works using propping and a scaffold ballast. This was then tied to the new build steel frame and refurbished to a high standard.

  • Foundation excavation: Carefully executed to prevent undermining nearby listed structures.

  • Multi-level ground floor: Retaining walls were designed to support the weight of the steel frame, acting as foundations, reducing concrete use and improving sustainability.

  • Eccentric column loads: Utilised strap foundation technique to optimise load distribution.

  • Structural alterations: Meticulously planned to maintain historical integrity whilst minimising intrusive works.

  • Drainage strategy: Designed to preserve the original cobblestone courtyard.

Sustainability

  • Appointed at Stage 3, Eastwood revised the original tender design (produced by a 3rd party) and achieved a 50% reduction in structural steel weight – a total of 46 tonnes of steel.

  • The Team optimised the steelwork configuration, reduced material use and improved load transfer.

  • Reclaimed and locally sourced materials were used throughout the refurbishment.

Legacy and Community Engagement

  • Leah’s Yard has been lovingly restored to its former beauty, creating a vibrant hub for the next generation of makers and creators.

  • Inspiring the next generation of engineers - Eastwood hosted a site tour for students as part of The University of Sheffield’s Industrial Mentorship Scheme, highlighting the historic importance of the project and the role engineers can play in bringing buildings back to life.
“This project overcame some quite complex engineering challenges to transform a derelict building into a bustling hub of activity right in the city centre.”
